M\u00eame si ce n&#8217;est pas obligatoire, je conseille toujours aux vendeurs de consulter leurs enfants, afin que ceux-ci ne d\u00e9couvrent pas l&#8217;existence du viager au moment de la succession! En effet, le viager doit s&#8217;inscrire dans une d\u00e9marche familiale, car, en vendant ainsi, on contribue \u00e0 appauvrir ses enfants.<\/p>\n<p>Il faut aussi pr\u00e9voir, d\u00e8s la signature, les modalit\u00e9s d&#8217;abandon du droit d&#8217;usage et d&#8217;habitation dont b\u00e9n\u00e9ficie le vendeur. Dans l&#8217;hypoth\u00e8se, par exemple, o\u00f9 il partirait en maison de retraite. Dans ce cas, comme l&#8217;acheteur peut utiliser le bien alors que le vendeur est toujours en vie, il est judicieux de pr\u00e9voir, dans le contrat de vente, une majoration de la rente, ce qui permet de mon\u00e9tiser davantage le bien.
